Buying a Home in Charleston, WV? Look Beyond the Fresh Paint

When you’re buying a home, sometimes one room gets your attention right away. It might be a fireplace, a window or a set of built-in shelves. There’s nothing wrong with liking those details. Just give the rest of the house the same attention before you make your decision.

At our completed 1420 Ravinia Road project in Charleston, the living-room photo shows a stone fireplace, built-in shelving and a broad window area. Dark trim gives the room a distinct look. The house has sold, but it’s a useful example of how to separate the features you enjoy from the condition questions you still need answered.

Know what the renovation included

Our Ravinia project records list appliances, paint, lighting, carpet and vinyl flooring, along with deck repairs and powerwashing. Those are specific improvements we can describe.

That list is not a statement that every part of the house was replaced. New paint doesn’t establish the age of a roof. Updated flooring doesn’t tell you everything about what’s underneath it. And a fireplace in a photograph isn’t proof that it’s ready to use.

When you’re buying a home in Charleston, ask what work was completed, what remained and what supporting information is available. That conversation is more helpful than trying to decide whether the word “renovated” means the same thing to everyone.

What to look for when buying a house: make two lists

Here’s a simple way to keep the visit useful.

On one list, write down what works for you: the light in a room, the space for your furniture, storage or the way adjoining rooms connect. At Ravinia, the shelving and fireplace are good examples of features someone might want to keep in mind while planning a room.

On the other list, write down what needs an answer. How are the windows operating? What is known about the heating and cooling equipment? If you want to use a fireplace, what condition review or service information is available, and who should evaluate it?

You don’t need to diagnose the house yourself. You need to notice your questions and make sure they don’t disappear because you liked the living room.

Buying a home? Bring those questions to an independent inspection

A showing and an inspection serve different purposes. The showing helps you decide whether you want to consider the home. The inspection helps you understand its physical condition.

Fannie Mae’s home-inspection checklist includes systems and features such as heating and cooling, plumbing, roofing, windows, fireplaces and venting. Ask your inspector what is included in their service and whether a particular concern needs a specialist.

For a fireplace, for example, don’t decide that visible stonework or a clean-looking opening settles every question. The appropriate review depends on the actual installation and condition. This is a general buyer question, not a statement that a particular problem existed at Ravinia.

Keep the final review tied to the agreement

If work is agreed upon during the purchase process, keep the written agreement and supporting records together. Before closing, review what was supposed to be done and whether it has been completed. The CFPB’s closing guidance for buying a home includes checking the home and agreed repairs before the transaction is finished.

Buying a home with character still calls for a careful review. You don’t have to choose between enjoying it and asking practical questions.
