6 Alternative Investments: Questions for Charleston WV Property Owners

Alternative investments beyond a single-family rental involve different records, responsibilities and risks. Charleston, WV property owners can use these six categories to organize research before seeking independent advice. This is an educational comparison, not a recommendation to buy a product or a claim that AM Investments offers investment-selection, lending or portfolio-management services.

Alternative investments: three questions first

  • Control: what decisions would you actually make?
  • Cash needs: what expenses or additional funding could arise?
  • Exit: how and when could you sell or recover money?

1. Commercial property

A shop, office or warehouse needs a property-specific review. Request leases, occupancy history, operating bills and a clear description of owner and occupant responsibilities. Ask qualified professionals to review permitted use, access, condition and proposed financing. Do not infer profitability from a larger gross rent figure; expenses, vacancy and capital needs can change the result.

Write down which assumptions depend on renewing a lease or finding a new occupant. A business-use building may require different diligence than a house. Compare evidence for the exact address rather than applying an unsupported claim that commercial property always earns more.

2. Manufactured or mobile homes

Clarify whether the transaction includes the home, the land, both, or an interest in a community. Request the relevant ownership documents and any site-rental agreement. Ask about access, utilities, maintenance responsibilities, financing and restrictions with the appropriate professionals. A low advertised purchase price does not establish low total ownership cost or an easy exit.

3. Private lending

Lending against a property requires more than agreeing to an interest rate. Obtain independent legal and financial review of the borrower, proposed documents, collateral, priority, repayment terms and default risks. Ask how you would handle missed payments and the costs of enforcing an agreement. Alternative investments involving loans can expose funds to loss; an advertised fixed rate does not guarantee payment.

4. Real estate investment trusts

A REIT is a company that owns and typically operates income-producing real estate or related assets. The SEC’s Investor.gov REIT overview explains the structure. Buying an interest in a REIT differs from personally selecting and managing a Charleston property.

Review the specific product’s costs, risk disclosures and ability to sell. Investor.gov cautions that non-traded REITs can be illiquid and carry significant fees. Publicly traded and non-traded products are not interchangeable. Ask an independent investment professional about suitability before committing money.

5. Short-term rental use

Research what the exact address permits before planning guest stays. Ask the relevant local office, insurer, lender and any association about applicable requirements. Estimate cleaning, turnover, management, utilities, furnishings, maintenance and vacancy using a documented plan. Do not assume nightly advertised prices equal year-round collections or that short stays require less work than a longer tenancy.

Research file for each option

  • Documents identifying the asset and your actual interest.
  • Evidence supporting income and expense assumptions.
  • Responsibilities you keep and services you would pay for.
  • Additional cash needs under an unfavorable scenario.
  • Independent review of restrictions, risks and exit terms.

6. Land and development

Begin with a parcel-specific feasibility review: ownership, legal access, survey questions, utilities, drainage, proposed use and site work. Ask qualified professionals and the relevant offices what can be confirmed before purchase. Development timelines and costs depend on the actual site and approvals; an empty lot is not proof that a proposed building can be constructed.

Compare alternative investments by workload as well as asset

Choose what you need to learn before deciding whether to proceed. Keep verified facts separate from optimistic assumptions and obtain independent advice for legal, tax, financing or investment questions. Our multi-family property research for comparing alternative investments is another property-specific research framework. If exploring alternative investments begins with selling an existing house, use the sale worksheet before researching alternative investments to organize that separate decision.
